3. Prepare
Preparing your home for sale is the most important step in the process. Obviously, most of us don’t live our day to day life in a “show ready” environment. There are many small things that can be done to help improve the condition and appeal for the ever important first impression. This is a period where we will walk through what improvements might need done, staging (if necessary), as well as talk about pricing and expectations. John will walk through all of these things with you to make sure your home is presented well, at a fair and aggressive price to ensure a positive home sale experience.
4. List
Once you have successfully prepared your home, it will be time to market your property. Marketing will be a crucial step in this process. It’s important to use every tool possible to successfully get the word out. This includes MLS, media advertising, social media, yard signs, direct mail campaigns, agent-to-agent word of mouth, and so much more. John will use every tool possible to make sure everyone has eyes on your home. He also has relationships with referral sources that could help align your home with someone new to Columbus. 5. Contract
After a successful marketing strategy you will accept an offer that meets your goals as a Seller. John will work with you to make sure all terms in the eventual purchase contract are understood and beneficial to you as a Seller. Every contract is different, so it’s important to be diligent in review of any contract to make sure all points are covered. Each contract will call for different requirements from you as a Seller that will drive how we proceed after acceptance. Inspections, appraisals, remedies, surveys, title searches, etc are all steps in the home selling process that John will walk through with you. While it may seem like a lot, John has the experience to work with inspectors, appraisers, Buyers agents, etc. to make sure we are working towards the common goal of closing.
6. Closing
Congratulations, you have made it through all of the prep work, contract details, inspection processes and more to reach a closing table. This is the point where you will formally transfer ownership to the new owner. John will make sure the title company has everything needed to successfully handle your closing. Many times, this will also mean handing over the keys, but in some cases you will be able to retain possession until a later date. John is fully committed to making sure your entire process is seamless and ends with an exciting closing.
